Tenant Improvement Project Engineer
Responsibilities
- Engineer HVAC, power, and lighting distribution tailored to new interior layouts.
- Evaluate existing mechanical and electrical capacity; recommend load upgrades.
- Calculate structural support for partitions, ceilings, equipment anchorage, and fixtures.
- Produce permit-ready construction documents in Revit and coordinated AutoCAD backgrounds.
- Review egress, fire separation, and accessibility to meet IBC, NFPA, and ADA.
- Coordinate with base-building engineers, interior designers, and GC teams to resolve clashes.
- Lead weekly design charrettes; maintain rapid submittal turnaround for fast-track schedules.
- Stamp drawings where licensed (or coordinate with PE of record).
Requirements
- Bachelor’s in Mechanical, Electrical, Civil, or Architectural Engineering.
- 5+ years designing commercial tenant improvements within occupied buildings.
- Advanced Revit and AutoCAD proficiency; skilled in Bluebeam for markups.
- Hands-on with Carrier HAP, Trace 3D Plus, ETABS, or RAM for load calculations.
- Detailed knowledge of NEC, ICC Building Codes, ASHRAE 62.1/90.1, and seismic anchorage requirements.
- Proven experience juggling multiple projects; you thrive under compressed timelines.
- PE license in at least one U.S. state (or ability to obtain within 12 months).
- Clear written and verbal communication—you translate engineering jargon for non-technical stakeholders.
Preferred Skills
- Experience with sustainable retrofit strategies (heat-pump conversion, low-VOC materials).
- Familiarity with BIM 360 collaboration and clash-detection workflows.
- Working knowledge of LEED CI or WELL Interior certification pathways.
Growth Path
- Year 1: Lead two midsize interior renovations (30 k sf each).
- Year 2: Mentor junior designers, present technical findings to Fortune 500 clients.
- Year 3: Step into Discipline Lead, overseeing regional TI portfolios.
